Enquiry and estimate
You describe your property in our form. We email you an income estimate and offer you a call.

Discussion and choice of offer
We review the property with you. You choose management (5% commission excl. VAT, local VAT on top) or direct rental of your property by Hexuvium.

Signing the contract online
You sign remotely, in your language. If your municipality requires a registration number, you email it to us: no listing goes live without it.
- 04
Set-up fee
For management, the set-up fee depends on the country, is disclosed before signing and is paid by card at signature. It covers the set-up: photos, listing, inventory.

Onboarding form
You complete the property sheet: amenities, access, house rules, useful contacts. It forms part of your contract.

Check-in inventory
A Hexuvium agent visits within 5 working days of actual access: room-by-room photos, inventory, check of your information, access videos.
- 07
Photos and listing
Photo shoot, listing copy, pricing and calendar, cleaning and guest access arranged.

Going live
Your listing is published within 10 working days. You follow bookings, income and payouts in your owner portal.
The heart of the set-up
The check-in inventory
A snapshot of your property on the day we take it on. It protects both sides: if something is damaged, we compare with dated evidence, not with memory.
- Time-stamped photos of every wall and every room

The ground rules
No main residences
We only manage properties that are not your main residence.
Local rules
Permits and any registration number required by your municipality remain your responsibility; without the number, the property does not go live.
First clean
The first set-up clean is not included: it is invoiced separately.
Best-efforts commitment
We do everything we can for your property's success, without promising any income or occupancy rate.
Frequently asked questions
How long between signing and going live?
The inventory takes place within 5 working days of actual access to the property, then the listing is published within 10 working days. The real timing depends mostly on the keys and the registration number.
Do I need to attend the inventory?
No. The agent simply needs access to the property. You then receive the full document to review and sign.
Who handles cleaning between stays?
Hexuvium organises it; guests pay for it. Only the first set-up clean is invoiced to you.
Where do I follow my income?
In your owner portal: bookings, income, payouts and monthly statements.
